Fishing for a home? Call The Newmans First!

Right in the center of downtown Menomonee Falls you can enjoy a lazy afternoon by the Menomonee River and the Falls. There you can relax by the water and enjoy fishing, picnicing, riding your bike or take a stroll through Lime Kiln Park.

Each year the Menomonee Falls Optimist Club stocks the river with over 1,000 fish for your enjoyment. So go ahead and spend the day alone or with family and friends, who knows what you might catch!

But when it comes to fishing for a home, remember to call The Newmans!

Wauwatosa Garden Tour

The 15th annual “Secret Gardens of Wauwatosa” tour is an event you do not want to miss! This year it will be held on Saturday, July 11th, from 10 am to 5 pm. You will be able to tour seven private gardens, plus the beautiful garden at the Kneeland-Walker House, the starting point of the tour, located on 74th and Hillcrest.

Master gardeners will be at the Kneeland-Walker garden, selling plants & garden related items, and answering your gardening questions. The homeowner/gardener and volunteers are available to answer your questions also at each of the 7 private gardens. This is the 2nd year I will be volunteering and I hope to see you on the tour.

Advance tickets are $10.00 and can be purchased at the following locations: Alfa Flower Shop, Blue Lapin, The Flower Lady, Fruit of the Bloom, Hawks Nursery, Locker’s Florist, Rose’s Flower Shop, and Wisconsin Garden & Pet. Tickets are $12.00 the day of the tour & will be available at the Kneeland-Walker House. You can also purchase tickets online by visiting the Wauwatosa Beautification Committee’s Web Site. Midwest Event of the Summer: Milwaukee Summerfest

Originally just dirt and grass and a few stages, Summerfest has grown to the 75 acre Henry Maier Festival Park with ll stages and running for ll days with over 700 performances. Featuring ALL TYPES OF MUSIC, there is something for everyone.

Summerfest 2009 opened with Bon Jovi and will close on July 5th with Kid Rock on the “main stage” of the Marcus Ampitheatre. Sandwiched in between those big names are many more like: Bob Dylan, Stevie Wonder, Kiss, Keith Urban, John Legend, Willie Nelson, No Doubt, Chicago, Earth Wind & Fire, & Kenney Chesney. And that is just the main stage! From local favorites like The Bodeans, rock, jazz, rap, even techno there really is something for every ear. (Click Here For Schedule).

Summerfest was the brainchild of former Mayor Henry Maier back in the 60’s. Inspired by a visit to Munich’s Octoberfest, Maier wanted to recreate a fun filled festival. The first year it was spread out around town with a few stages, one at County Stadium. Eventually the festival found a home, and a perfect one I might add, right on the shore of Lake Michigan in downtown Milwaukee.

A former Nike missile site, Summerfest grounds host not only ll day music fest, but a summer long schedule of ethnic events. Now commonly known as “the Big Gig” it started out being called Juli Spass-German for July fun. The well know smiley face logo was debuted in l970 and created by a local artist Noel Spangler.

There is a ton of food and drink, along with some really great fireworks, and of course people watching! If you come for Summerfest, and decide to make Milwaukee your new home, Call Pat Tasker for a list of neighborhoods that will meet your needs!

Marquette Old and New

Marquette University, a landmark when it comes to downtown Milwaukee and to the Academic world…

Being smack in the middle of downtown Milwaukee, Marquette constantly has to deal with issues of that urban setting, while trying to attract new students and staff.

Over the years Marquette has seen changes to its landscape…

The Old: Gesu Church, right on Wisconsin Avenue is a local parish, a student religious refuge, and an architectural landmark. An eclectic congregation attend Mass on any given day. Smaller services are held at the Joan of Arc Chapel, located in the center of the campus. Built before Columbus was even born, in Chasse, 12 miles from Lyon France, the chapel fell into ruins after the French Revolution. In the 1920’s a young architect rediscovered the chapel, studied it, made drawings, and numbered all the stones. The chapel was donated to Marquette in 1964, and reassembled on the campus. Students love meeting in small groups for Mass with their favorite priests. Tours are available to the public.

The NEW: Eckstein Hall, the new Law School building, will receive funding from a Marquette grad who lives in the small Mississippi River town of Cassville Wisconsin. Ray Eckstein graduated over 60 years ago from Marquette Law School, and made his fortune in shipping up and down that river. In a record breaking donation, the Ecksteins donated $51 million to Marquette last year that got the project off the ground, and will pay for more than half of the $80 million price tag.

Marquette has a lot to offer from the Law School to the Dental School and everything in between: engineering, education, nursing and grad school, the great campus, athletics, all built on a Jesuit foundation. Milwaukee is lucky to have such a great institution!

The Newmans are "Popping Up"

The Menomonee Falls Optimist popcorn wagon is open for business! Every year the Optimist Club gets that popcorn “Popping for Kids” every night starting in June from 6:30-9:30pm located next to McDonalds. Come by for the freshest popcorn in town and know that the money the Optimist earn goes back to help the kids.

Just like the Optimist Club, The Newmans are “POPPING UP” SOLD signs all over town. Call The Newmans to list your home now and they’ll “POP” it off the market for you!!!

City of Festivals

One of Milwaukee’s monikers is “City of Festivals” . Those of us who live here know what that is all about! For those who don’t, it is an amazing string of festivals, one held almost every weekend from June through September.

The tradition started with Summerfest way back in the mid 70’s. Held down at the lakefront, it has grown from a small music fest to “the world’s largest music festival” (Guiness Records 1999),

The weeks roll by and along comes another festival. You name it, we probably celebrate it: German, Italian, Polish, Mexican, Asian, French, Irish, Native American…..

Most are held at the Festival Park, right on the lakefront, next to the art museum. Bastille Days is held at Cathedral Square in downtown.

Here is a schedule of dates for this year. Been to a few? Try a new one this year. If you haven’t been to any, you’ve got to try at least one!

$8,000 -Down Payment Assistance!

As I am sure you are aware, first time home buyers qualify for an $8,000 tax credit if they purchase a new home between January 1, 2009 and December 1, 2009. The credit can be applied to their 2008 return, by filing a simple amendment. What you may not know is this: First time buyers can now use that $8,000 tax credit as their down payment!

The National Association of Realtors has been urging the Federal Housing Administration to allow the down payment option. On Tuesday, May 12, 2009 it was decided that the down payment option would be allowed. Many buyers have taken advantage of the $8,000 tax credit, but still others have put off buying a new home because they didn’t have enough money for a down payment. This is great news for buyers using FHA financing, which only requires a 3.5% down payment!

Qualified home buyers will need to use a lender approved by the Federal Housing Association to take advantage of the down payment option. Using an approved lender will allow buyers to have the funds available on the day of closing. Need help finding a qualified lender? We are happy to connect you. The first way is called Secondary Financing; you would secure a loan and a 2nd lien in order to get the money, and use it as your down payment. The second way to use the tax credit as your down payment is called Purchase of Tax Credit. Your lender ‘purchases the tax credit’, and it is used towards your down payment. There are several conditions to be met for each of these options. FHA will also be tracking the monetization activities.

Homeowner Beware!

As if the state of our economy and the rising number of foreclosures is not enough, homeowners now need to be aware of scam artists looking for new ways to cheat you. Here are the 5 most common scams homeowners are facing:

  1. The Obama Rescue Plan Scam
    Some rescue companies are charging distressed home owners thousands of dollars to modify their mortgage under the new Obama housing relief plan. There is no need to pay for this help. You can find out all that you need to know, and if you are eligible at MakingHomeAffordable.gov or by calling 888-995-HOPE.
  2. Bait and Switch Scam
    Con artists pose as legitimate housing counselors ready to help you refinance. They present you with what appears to be an application for re-financing. What it ends up to be is a transfer of title, and you lose your home.
  3. Rent-to-Buy Scheme
    You are approached by someone stating that they know you are having difficulties making your mortgage payment. They offer to help you out by purchasing the home from you, and allowing you to rent it from them. They tell you that once your finances are in order, you can buy it back from them. Once they purchase the home from you, your equity is gone. The lease terms they give you are less than fair, and you are quickly evicted.
  4. The Middleman Scam
    A self-proclaimed rescuer promises to negotiate with your bank, on your behalf. They ask for the fee up front; some even charge thousands of dollars. They tell you that you don’t need to contact your lender, lawyer or credit counselor. You make your payments to this middleman while he negotiates with your lender, eventually he disappears with your money.
  5. The Bankruptcy Scam
    A con-artist promises to negotiate with your lender, or work out re-financing on your behalf - again there is an up front fee. They never contact your lender, instead they file for your bankruptcy and pocket the money. You don’t know anything until the expensive bankruptcy goes through and ruins your credit for the next 10 years.
